Our approach to design is to strike that fine balance between modern and timeless, creating beautiful, simple buildings that are sympathetic to their surroundings.

Building projects are complex and there can be a lot of money at stake, but with DE SMIT ARCHITECTURE you’re in safe and experienced hands. We expertly drive a project through all stages.

  • 1. Understand it.

    To start a project, we need to define it. What are we creating? How big will it be? What are the site characteristics? How much will it cost? What process do we need to go through? We listen and interpret to gain an understanding of what the project is.

  • 2. Design it.

    The project brief is then converted into a building design. We sketch, plan and model design ideas to come up with a bespoke design for your site, vision and budget.

  • 3. Test it.

    We need to make sure the design can become reality. We ensure that it meets budget, town planning rules and building regulations.

    Any applications required for town planning approval are now lodged.

  • 4. Document it.

    We now carefully and methodically document the project.

    Here we bring in the consultants we need - structural engineer, ESD consultant etc - to form a package of drawings and documents that will form both the building permit application and the basis of a building contract.

  • 5. Tender it.

    We can now seek out builders to turn the project into reality. We conduct a fair and exhaustive process to select the builder that we can form a great relationship with while providing the best value for the project.

  • 6. Build it.

    After gaining the building permit and executing a building contract, the building starts. We work closely with the builder helping to achieve the best building outcome. We handle all the hard stuff during this process - answering technical questions, dealing with all the administrative aspects of the building contract - while you, the client, see your vision turn into reality.
